Curb Appeal

Reminders and hints to keeping your home attractive to grab a potential buyer’s attention to your home and set it apart from all the rest!


  • Mow regularly
  • Weed
  • Put away unused hoses, yard equipment, children’s toys, bikes, etc.
  • Rake leaves, pine needles, etc.
  • Keep trees and bushes trimmed
  • Colored plants & shrubs are a plus!
  • Keep sidewalks and outside entryway swept
  • Try to find a place for boats/campers/extra vehicles not being used
  • If you have a backyard patio with furniture, you could put a nice plant on the table & stage it with a table cover or placemats, magazines, coffee cup, etc.


  • Keep entryway, sidewalks & driveway clear of snow and ice.
  • Again, you will want to keep the yard free of unused yard equipment and children’s toys, etc.
  • To show what the backyard or patio offers in the spring and summer seasons, you may want to keep the patio and deck clear of snow and ice.  You could also have photos available of how it looks in the spring/summer.

1.  Don't start looking at homes before you know how much home you can afford.  Select a lender and determine how large a mortgage you can afford.  Also explore different loan options and decide what's best for you.

2.  Determine if you have enough saved to cover your down payment and closing costs.  Calculate the costs of home ownership including property taxes, insurance, maintenance, and association fees, if applicable.

3. Develop a wish list of what you'd like your home to have.  Then prioritize the features on your list.  Be picky, but don't be unrealistic.

4. How long do you hope to stay in this home? This decision may indicate what type of home you'll buy as well as the type of mortgage terms that suit you best.

Common Closing Costs for Buyers

The lender must disclose a good faith estimate of all settlement costs.  A check to cover your closing costs will probably have to be a cashier's check.  The title company or other entity conducting the closing will tell you the required amount for:

  • Down payment
  • Loan Origination fees
  • Points, or loan discount fees you pay to recieve a lower interest rate
  • Appraisal fee
  • Credit report
  • Private mortgage insurance premium
  • Insurance escrow for homeowners insurance, if being paid as part of the mortgage
  • Property tax escrow, if being paid as part of the mortgage. Lenders keep funds for taxes and insurance in escrow accounts as they are paid with the mortgage, then pay the insurance or taxes for you.
  • Deed recording fees.
  • Title insurance policy premiums
  • Survey
  • Inspection Fees - builiding inspction, termites, radon etc.
  • Notary fees
  • Prorations for your share of costs such as utility bills and property taxes

Ames Iowa Real Estate - Should I Buy a Home Now?

I'm often asked if this is a good time to buy a home. Some clients are concerned that home prices may fall further than they have already. They are assuming that the best course of action is to wait for the bottom in the market and then buy. The problem with this approach is that you don't know where the bottom is until you see it in the rear view mirror, meaning until you've missed it!

Home prices are one factor in determining your cost of ownership, but so are interest rates and financing availability. Even though interest rates have gone up in the last six months, they are still near historic lows. Since your monthly mortgage payment is a combination of paying down your principal and paying the interest owed, if home prices come down a little further but interest rates go up, it could cost you even more to service a mortgage on an identical home!

While a home is a major investment, it is also the center of your personal life. It's important to live in a home that reflects your taste and values, yet is within your financial "comfort zone." To that end, it may be more important to lock in today's relatively low interest rates and low home prices, rather than to hope for a further break in prices in the future.
